Not always. A subdivision/land development plan will require a survey, but a stormwater management plan might not, depending on how close your improvements are to the property lines. However, a boundary survey is always a good idea and can be performed on any project if desired.
Yes. We regularly design stormwater solutions for projects as small as 200 square feet and we have done the same for projects up to 100,000 square feet to date.
Impervious cover includes any surface that does not allow water to soak into the ground, such as roofs, driveways, patios, and concrete or asphalt surfaces. These areas increase runoff and must be managed to prevent flooding, erosion, and pollution.
Many Pennsylvania municipalities hold MS4 permits that require stormwater to be managed on the property where it falls to reduce flooding, erosion, and pollution. Local ordinances therefore require property owners to install stormwater best management practices (BMPs) for new impervious surfaces as the most effective and cost-efficient way to meet DEP requirements.
A stormwater BMP (or SCM-Stormwater Control Measure) is a feature designed to capture, slow down, treat or infiltrate rainwater so that runoff from new impervious does not cause flooding or pollution. Depending on the site, a BMP could be installed at grade or subsurface.
